We’re building a 3-duplex apartment complex and debating between 3-bedroom, 2.5-bath units that could rent for $3500/month or 2-bedroom, 1.5-bath units at $2100/month. The 3-bedroom option might attract families, but could lead to overcrowding. Has anyone had bad experiences with renting to families with young children? What do you think is the better route?
I would always choose 3 bedrooms. Most people prefer at least that many, and it’s easier to rent and sell.
Keep in mind this is about apartments, not single-family homes. Resale isn’t really a factor here.
Three bedrooms is a minimum for many renters. One bath is annoying but manageable; 1.5 baths is ideal.
If you were in a college town, renting by the room would be profitable, but since you’re not, consider the family market.
