I really need some advice and maybe some stories of your own to commiserate with me or even a positive one if you have one. I’ve gone under contract twice now within 24 hours of being on the market both times. The first time, we made it until 3 days before closing, which was devastating. The buyers had a house to sell but failed to do so, even though their offer on mine wasn’t contingent on that sale. I did repairs and bent over backward to accommodate. My house is a regular 3br2ba home with a pool, under 300k in the South. The second time didn’t get so far—the buyer just terminated the contract today during the due diligence period. They suddenly decided they don’t want a home on a crawlspace, which was there when they viewed it. Now I’m just numb and don’t trust this process anymore. I still have 75% of my things packed from the first go. Should I stay on the market through the holidays or take a pause? My realtor says buyers are terminating deals left and right. Is it just that people are unserious these days? I’d love to hear your crazy selling stories—good, bad, or indifferent. I really need some camaraderie right now.
I was out showing houses over the weekend. It’s still a busy time for buyers, especially since inventory is lower. Your realtor should help you figure out how to make this less stressful.
I’m not sure she could if she tried. It’s just my personality, and the first deal burned me pretty badly. I might reconsider trying to buy something while selling. Maybe renting for a bit instead?

Totally get that! Renting could take off some pressure. Focus on selling first, and then you can decide what to do next.
That sounds so stressful. I’ve had buyers back out too, and it feels like a rollercoaster. Hang in there!

Thanks! It really is a rollercoaster. Just want to get this sold and move on.
I had a buyer back out last minute too. It’s frustrating, but there are serious buyers out there. Don’t lose hope!
