Buyers asked inspectors to inspect house 665 miles away

They said no, of course. My realtor gave them contact information for local inspection companies. The consortium buying my house is nearly 700 miles away. They’ve never seen the property and this week asked their local inspection company to travel nearly 700 miles to inspect the property. I’m not sure they’ve ever seen the property in person, or ever will. Have you ever experienced anything like this?

How is it your problem if the buyers didn’t get to use their first choice of home inspector? As the seller, I’m not sure why you’d even be involved in that conversation.

You almost certainly fell for some wholesaler bullshit. Let me guess, long option period, low deposit, and they’ve been in contract for a while but done little to no inspections? They’re buying time trying to see if they can find someone to buy the contract off them.

A corporation buying homes can be quite bad at it. They might overpay because they don’t know your market, which could work to your advantage. But they can also be difficult to deal with.

Why do you care who inspects the property as long as the buyers sign off on the contingency by their deadline? You’re not paying them or their travel costs. I’d be sketched out if a seller dictated who I used for inspections.

Three percent is very low.

Um, what? Standard where I am is around 2%. This is going to be a location-specific thing.

Typical deposit in my area is one percent. Typical deposit overall is one to 3%.
