Buying house on main road

DO NOT DO IT! Unless you “plan” to stay for a very long time or money is not a problem for you.

Regardless of that, I currently am selling my townhome that has a main road that’s behind our backyard’s 6FT high stonewall. It’s by a light and traffic speeds up to 45mph.

We are getting alot of showings. 90% of people who have come and seen the house have said the house was amazing or perfect, but too close to the road. It’s disheartening to think it would have sold if we were not so stupid in buying it on the road.

Yep, main roads are tough sells. Noise and safety concerns turn off a lot of buyers. You’ll likely need to price it lower to attract interest. Some people don’t mind busy roads though. Just takes the right buyer. Hang in there.

@EmmanuelBrown Thanks for this quick response, we’ve only been on about 20 days. We are being told patience, but might drop price soon! Just wanted to share my perspective after making the choice.

Don’t worry. I once owned a house on a busy street. Some other stupid person eventually came along and bought it.

Yeah I’m in the same boat. I didn’t give a damn about living on a main road and really didn’t think it was that big a deal but I still haven’t sold my house despite being very competitively priced, having nicer kitchen and updates that most other comps…everyone says they don’t want to be on such a busy street :frowning:

I don’t mind living next to the road really, but my house has a long gated driveway so it’s not that close to the road itself (reckon the distance from my front door to the road is around 30m)

Fixing to list a house I just bought from another state, not realising the amount of noise it could be. A real estate agent thinks we should show a drone photo of an intersection that was not included with the original listing we bought it from. She thinks this will not waste our time or potential buyers. However the house is beautiful. The only negative is the road behind the house. Can’t believe we didn’t think it could be so bad. Are thinking of listing for next 5 weeks. If it doesn’t sell. Wait until March. But then there will be a lot more competition. Not really sure what to do. Devastated!

I’m 2 houses up from what used to be a quiet semi-rural road. Now that the farms at the other end of it are gone and have houses instead, the road has turned into a main cross town road. Things change

You likely purchased the house at a lower price compared to similar homes not located near a main road. While 90% of potential buyers have commented that the house is amazing but too close to the road, what about the other 10%? Why aren’t they making offers?

The reality is that most people probably know the home is near a road before they visit, since they do a lot of online research beforehand. If you’re getting plenty of showings but no offers, there might be a mismatch between their expectations and what they experience during the visit.

Consider either adjusting the price or making small improvements to mitigate the road noise. For example, upgrading windows, installing better blinds or plantation shutters, or improving the landscaping to reduce sound can help. Listen to the feedback and make adjustments. All it takes is one buyer!

I couldn’t agree more. I lived on a main road that connected to areas of town. The regular traffic was horrible, but it also it was on the bus line. Not to mention all of the police, ambulances, and fire trucks. I could never have the windows open because of the noise!

Good luck on your sale. Lowering the price a bit should help attract the buyers you’re looking for
