I’m selling my property and was just wondering if I can advertise on my listing description that I will pay for all closing costs as a motivated seller?
Yes, you can, but be careful about how it’s worded.
How should I word it? My realtor is nervous about it after the lawsuit in August…
Nar settlement has nothing to do with seller credits. I question your agent’s aptitude.
ALL closing costs could be a VERY big number, be very careful setting up that expectation.
Yes, just don’t mention commission on the MLS.
In my area that could be $30k. I feel like this is too big a gamble. Just price it lower or note that you would be comfortable with low earnest money maybe.
Be aware that depending on the down payment, you may not be able to cover all closing costs. It’s better to say you are ‘open to considering offers that include a seller credit’ to avoid confusion.
I appreciate the advice on how to approach this. I want buyers to know I’m a motivated seller.
This is how I just saw things worded: MOTIVATED SELLER is offering to pay $5000 in seller concessions…
Yes, you can. But better define what you mean by ALL.
I was thinking $5,000 towards closing costs.
Not sure if you’re doing FSBO, but you can have your agent put it in the private remarks and not the actual description.
The strategy here depends on your situation. If you’re a motivated seller needing to sell quickly, mention that. If not, be cautious about how you present your motivation.
This is board specific. My board does not allow concessions to be advertised at all. NAR states that concession advertising is at the local boards’ discretion.
You can, but I wouldn’t. No one is avoiding an offer over $5K, and the net number is all that matters.
