Can I back out of a lease if I never paid any sort of money to the realtor?

I signed a lease for a student apartment, but I haven’t paid the security deposit or admin fee yet. Can I back out without any penalties? Would it be bad to just call the realty agency and ask?

Did you sign a lease or just an application? If you signed an application, you might not be obligated to move in. If you signed a lease, you are likely committed.

Yes, we signed a lease. So does that mean we have to live there even if we haven’t paid anything?

You can ask to be released from the lease, but be ready for them to hold you to its terms. What’s the reason for wanting to break it?

You need to honor the contract you signed.

You either need to fulfill the lease or make it right for the other party. If you breach, be prepared to cover any penalties.

If you explain your situation to the realty agency, they might let you out of the lease. Just make sure you get any agreement in writing.

Check your lease wording. Some contracts void automatically if a deposit isn’t received by a certain date.

You need to read your lease terms closely. We can’t know what they say.

Just call the realtor and explain you can’t move in anymore. They might not enforce the lease since you haven’t paid anything.

You’re technically bound by what you signed, but a polite call could lead to a resolution. They might prefer to find new tenants rather than deal with you defaulting.

If you haven’t taken possession of the apartment, you can rescind the contract. Return any keys if you have them, and explain your financial situation.
