Does home insurance cover plumbing?

I’m gathering information before I call my homeowners insurance (Travellers). I have a 1960s investment property that I’m considering keeping as a rental or flipping. We repaired the foundation a month and a half ago and recently had a plumber out for another static test and a scope. The plumber found that the cast iron pipes are completely deteriorated with multiple leaks and breaks. He’s recommending a full replacement with PVC, which would involve going outside the foundation. He’s working on a full quote, but estimates it will be around $20,000 to $25,000.

I had budgeted for this possibility, but I’m wondering if there’s any chance insurance would cover it. Any thoughts or advice?

When it comes to homeowners insurance, coverage for issues like deteriorating cast iron pipes can be a bit tricky. Typically, insurance policies cover sudden and accidental damage rather than gradual wear and tear or deterioration due to age, which cast iron pipe issues often fall under. However, it’s always worth calling Travelers to discuss your specific policy details and any potential exceptions. You might also want to explore if there are any endorsements or add-ons you can purchase for future coverage of similar issues. Additionally, documenting all repairs and maintenance could help in making a case for coverage or negotiating terms. While it’s likely you’ll have to bear most of the cost, it’s best to get clarity directly from your insurer.

I have worked in water mitigation and restoration for a decade. Insurance does not cover plumbing costs, but it does cover interior damage caused by a backup. However, they don’t pay for plumbing repairs, only for the resulting damage to the home.

Hey Nicklaus, Home insurance generally covers sudden and accidental plumbing damage, such as burst pipes, but not gradual wear and tear or clogs. A surprise flood is covered, but a slowly dripping faucet is not.

It seems like you’re facing some plumbing problems in your rental property. Switching out cast iron pipes with PVC is a major undertaking, and it’s wise to take a proactive approach in getting it resolved.

Hi,Home insurance typically covers plumbing issues caused by sudden and accidental events, such as burst pipes, but not routine maintenance or wear and tear.

Thanks for sharing your expertise, Geeanne. It’s good to know that insurance typically covers the interior damage caused by plumbing backups rather than the plumbing repairs themselves. Understanding these distinctions can help homeowners better navigate insurance claims related to water damage. Appreciate your insight!
