Final walkthrough revealed leaking roof and damaged ceiling

We were set to close when during the final walkthrough, we found a leaking roof that has completely cracked and damaged the bedroom ceiling. I believe the roof needs to be replaced entirely. The sellers claim it’s only 10 years old, but since it’s an estate, they aren’t sure. The inspector noted it’s on cedar shakes with three layers, and the snow has made it hard to assess the exterior. There was no evidence of leaks during my first inspection, but now the plaster ceiling is damaged. My attorney and agent suggest asking for a large credit, but I just want out. I can’t deal with this in the dead of winter in upstate New York. I’m waiting for my attorney to get back to me about the seller’s response, and it feels like a never-ending cycle. Has anyone experienced something similar? What happened?

Roofers work in the winter. They can tarp it until the weather improves and then replace it. Not every company, but some are eager for work.

Yes, in these climates, roofers have learned to work through the weather. Just don’t wait too long; many roofing laborers might be at risk of deportation.

Three layers with cedar shakes will be costly to mitigate. If I were your agent, I’d negotiate a significant discount after getting quotes from roofing contractors.

That’s a major red flag. If it were me, I’d walk away. Dealing with a roof replacement in a NY winter sounds like a nightmare, especially with three layers on cedar shakes.
