First time home buyer in Canada... need some advice

So, I’ve been trying to get pre-approved for a mortgage and it’s been a bit of a mess. It’s been 2 days since my previous mortgage broker applied for pre-approval at Scotia. Honestly, I wasn’t happy with her service because she wasn’t responding well and the rates were really high. I decided to shop around and found lower rates directly at Scotia. However, the underwriter said they can’t proceed until my previous broker cancels her application. I reached out to her, and she told me she sent all the paperwork to cancel but couldn’t provide any proof. Now, it’s flagged as a ‘Branch conflict’ since there are two applications, and Scotia is reviewing it internally because it seems suspicious. My new broker thinks she is just muddying the waters. I even sent an email to my new broker at Scotia with a written consent to cancel the previous application, but it’s been 2 days and I still haven’t heard back. This whole situation is super frustrating. Has anyone faced something similar? If so, what did you do? I really don’t want to lose a good rate just because of my previous broker. Should I be stressing out or is this a normal part of the process? Closing is in 30 days.

That sounds really frustrating. I’ve heard of similar situations happening. It’s not uncommon for brokers to have some back and forth like this.

Yeah, it definitely feels like a hassle. I just want to get everything sorted out.

I think it’s a normal part of the process, but it can be challenging. Have you tried calling Scotia directly to see if they can expedite the cancellation?

That’s a good idea. I haven’t called them yet, but I will give it a shot.

I had a similar issue with my broker. It took a while, but they eventually sorted it out. Just keep following up with them.

Thanks for the encouragement. I hope mine gets sorted out soon too.

It might help to send a follow-up email. Sometimes they just need a little nudge to get things moving.

I’ll definitely do that. I just want to make sure everything is taken care of in time.

I wouldn’t stress too much yet, but definitely keep an eye on it. Closing in 30 days can be tight, but it’s still doable.
