We are thinking of getting our buyers a ‘congratulations’ card and maybe some local Maple products (we’re in Vermont). I’d love to hear some ideas for something nice we could do for our buyers when we close. Any sweet gestures that stood out to you when you bought your home?
The sellers left us a printed guide with notes about the house, including maintenance tips and little quirks. Really appreciated that, especially since the house had some features we weren’t familiar with!
When I sold my house, I left a couple of pages of handwritten notes about how to use some of the features, appliance manuals, and info on maintenance. Plus, I made sure it was spotlessly clean. It’s the little things!
It’s funny how when you buy a place, you often get less information than if you were renting. For my last place, the seller didn’t even tell me which mailbox was mine.

Lol, yeah, that happened to me too! A little guidance would have been appreciated.
We bought directly from the owner, and he left us helpful tips on how to fix minor issues. He even included spare parts for the dryer and paint samples. Super thoughtful!
Our sellers left us a huge stack of receipts and records from everything their parents did to the house since the 80s. It was really nice to have that history.
I thought about leaving a detailed ‘House Book’ when I sold my place but got worried it could open me up to legal issues if the new owners tried to claim there were hidden problems. Anyone else think about this?

Yeah, I’ve heard that could be a concern. You could always keep it light and just include things like maintenance schedules or manuals.
When we sold, we made a list with info on trash pickup, local service providers, and paint colors. We also left extras like bulbs and TP. It’s small, but it makes move-in a bit easier for the new owners!
The sellers left us a cute sketch of the garden, showing all the plant names and their locations. It was such a sweet touch!
I got a house from a flipper who gave us a one-year warranty on the work they did. Every time we called, they were quick to send someone over to fix any minor issues.
For us, it was a detailed manual with all the info on the appliances, plus some spare keys, labeled, and a bottle of champagne in the fridge. Small, but thoughtful!
