Our house is a late 60’s home and doesn’t have an open floorplan. This is turning buyers off. This is comments we have gotten. It is in a lower class neighborhood, that is some what rundown but not horrible. It is priced competively. The agent told me that houses are moving slowly in our area. Been on the market over a month now. What can we do?
I am not familiar with your market, but I wouldn’t pay anywhere near your asking price. The fence looks like it’s going to fall over, the landscaping in front looks uncared for and the inside looks like it needs a ton of updates. If I can see lack of care in the areas that should look optimal for a sale, I’m thinking you didn’t actually take care of the house while in it and there’s probably work that needs to be done thar I can’t see.
I agree. Lack of upkeep and care shown in the visible areas lets me know maintenance wasn’t performed on the unseen areas.
As the seller, you can make your home more appealing to the buyers in your market. If the market your house is in has lots of options for the buyers then you need to do something to make yours grab their attention. You can do that with the price, a desirable feature, or more updated than your competition.
Please post a link to the listing.
This is your agent’s fault - those are not photos that would convince me to pay nearly $300K for a 57 year old house. You should really have a real estate photographer take listing photos, after the house has been scoured clean & anything movable (that isn’t staging) has been stored.
The photos show a condition I’d expect to see in the ad for a rental.
I like the layout, personally, but I’m almost as old as the house…
The photos aren’t just bad, they’re embarrassingly awful. I’m all for giving the benefit of the doubt, but that agent should be fired immediately. Any agent oblivious enough to think those pictures are acceptable isn’t smart enough to gather data and accurately price a home.
You need a new agent. I can confidently say that any agent who thinks those pictures are acceptable isn’t competent enough to competitively price your home.
You can lower the price.
I’m willing to bet you wouldn’t pay the listing price for your house so why would you expect anyone else to?
After looking at the photos I can say I am fairly certain it is not the floorplan.
The house looks like it needs a lot of updating inside and out. It’s priced a bit too high considering houses nearby are similarly priced AND have been far better maintained.
I don’t think you’re over priced but the pictures are awful. A beautiful house btw!! You really need a professional to get people interested.
