I just got some details from my real estate agent about a condo I’m thinking of buying in Queens, NY. I’m a bit unsure about a few things and would love to hear your thoughts. Is there anything that looks off to you, or maybe something I could negotiate? Let me know if you need more info on it. Thanks!
I can’t check the link, but make sure to look closely at the HOA fees. Those can sneak up on you. Do you know what they are?

I think they’re around $300 a month, but I’m not sure what that covers. Is that high or normal?
@Corey
Sounds kinda high. I’d check what amenities they offer. Sometimes they cover utilities or maintenance, but if it’s just for lawn care, that’s a red flag.
Definitely double-check the condition of the place. Sometimes sellers hide issues. Did your agent say anything about recent repairs?

Not really, just some minor updates. I’m worried about hidden problems though. What should I ask about specifically?
@Corey
Ask about the roof and plumbing for sure. Those can be costly to fix if they’re not in good shape.
How’s the location? Sometimes the area can make or break the deal. Is it close to public transport or shops?

Yeah, it’s pretty close to a subway station, which is great. I’m just wondering if the neighborhood is safe. How do I find that out?
@Corey
Check out local crime stats online or even take a walk around at different times of the day to get a feel for it.
Make sure to look at the resale value too. You don’t want to be stuck with a place that loses value. What’s the market like right now?

I’ve heard it’s competitive in Queens, but I’m not sure how that affects prices long-term. Any tips on researching that?
@Corey
Check out recent sales in the area. Websites like Zillow can help you see what similar condos are going for.
Oh, and don’t forget to negotiate. There’s usually room for that. Have you thought about what you might ask for?

I was thinking maybe a lower price or asking them to cover some closing costs. What do you think?
@Corey
Definitely worth asking! The worst they can say is no. Good luck!
