My house is not selling

I have a house on the market for $490k, 5 beds, 2.5 baths, 3,000 square feet. Comparable homes are listed for $510k or even $520k, and they’re selling with similar fixtures. I also have a beautiful backyard and RV parking.

It’s been on the market since early November, but only about 30 people have viewed it. No one showed up the first weekend, which felt like a huge red flag. I’ve never heard of anyone being excited after a showing. Something feels off.

My realtor says it’s just slow this time of year, but I’m getting anxious. We’ve had a few potential buyers mention making contingent offers (buying my house when theirs sells), but none followed through.

Is it just the holiday season? Am I being too anxious? When we bought our home, there were always multiple showings and offers after the first weekend. The lack of interest is worrying, especially since this house is costing me money. Any advice would be appreciated!

It’s definitely a slower time of year for real estate, especially around the holidays. However, if you’re not seeing much interest at all, it might be worth reassessing your pricing or marketing strategy.

Consider getting feedback from the showings you’ve had. Sometimes small adjustments can make a big difference. Also, make sure your listing has great photos and a strong online presence.

If your agent isn’t proactive in marketing, it might be time to consider switching agents or strategies. You want someone who will actively seek out buyers for your home.

Don’t panic just yet. It can take time, especially in a shifting market. However, if you’re not seeing any action after the holidays, it might be time to rethink your asking price.
