Hello RE community, I’m a small-time landlord currently renting out another unit. I just met with my first potential Section 8 tenant today, but they asked for a lot, and I’m considering passing. Has anyone here had positive experiences with Section 8 tenants? Thank you!
In my experience, professionals generally avoid Section 8. It’s not as easy as influencers make it seem.
It can take a long time to get approved for Section 8. There are inspections, and you’ll need to screen tenants carefully. Also, be aware of the payment caps.
Section 8 has its pros and cons. You get guaranteed government payments, but there’s a risk of lower-quality tenants. Inspections can be a hassle, too.
