Property management did unauthorized work... what if I don’t pay?

I’m in a bit of a situation. My property management company did a bunch of “work” on my property without my permission and now they’re trying to charge me for it. I’ve decided to end my contract with them, but they insist I owe them for this unauthorized work. What would happen if I refuse to pay them? Any advice would be appreciated!

It really depends on your agreement. My management company handles smaller repairs and deducts from rent, but for larger stuff, they always send me a quote first.

Most property management contracts give them authority to make repairs. My mother-in-law had this issue before firing her PM. It’s tough to cash flow rentals if maintenance isn’t handled.

If you don’t pay, they’ll likely send you to collections or sue you.

The post lacks details. If a tenant reported a broken window and they fixed it, that’s expected. But if they replaced all the windows, that’s suspicious.

It depends on your contract, but they might file a mechanics lien since they can prove they did the work. You may have to settle eventually.

What work did they do, and how much did it cost? Sometimes contractors will undo their work if they don’t get paid, which can damage your property.

If a contractor undoes their work, it could be considered destruction of property. They could put their license at risk.

What did they actually do, and is it covered in your management contract? That’s key to figuring this out.

Why not read the contract you signed? If you did, what does it say? If you’re confused, maybe consider selling the property.

This should be outlined in your contract. If it’s not, negotiate a settlement—maybe offer to pay half. If they have authority, then you might need to pay up.
