Hey guys, What have you all been paying as a buyer to your realtors in Colorado this past year? I’m having trouble finding any consistency in rates since the NAR passed that new rule or whatever. Advice from my parents and friends who bought 3-5 years ago isn’t helpful. My realtor wants to charge us 2.8% in northern Colorado (though he is supposed to try and make the seller pay, but the contract says if the seller doesn’t pay then we have to). Is this reasonable? Should we try to negotiate? Help! Please and thank you.
2.5 to 3% is reasonable. If the seller won’t pay it, you pay or find another home.

We sold a house last week… we paid our realtor 3% & 2½% to buyers realtor. Edit: I’m in Ohio tho!
2-3% is standard; sellers mostly cover this. Source: I’m an agent in CO.
Just ask your realtors to only show you homes that the seller states they’ll pay the buyers’ realtors’ commission.

Sounds reasonable to me.
You can make the buyer’s agent fee part of your offer and refuse any counter that doesn’t include it. The housing market in most parts of Colorado is stagnant at best. Also, I’d negotiate them down to 2.5%.
Don’t use a realtor. Just submit the offer directly to the seller’s agent.
