Third Federal was excellent. They paid for all of my closing costs and I was able to get a low-cost mortgage. Additionally, we ended a week early.
Obtain at least three pre-approvals before choosing a partner so that you can negotiate a little. If you hold a competitive offer, you have a fair degree of leeway.

In any case, you do not need prior approval to barter for better prices.
You can give them your approximate credit score over the phone and request an estimated rate. If they refuse to deliver it to you without first obtaining your approval, you may say alright, thanks, and end the call.

I also had a positive experience with a local mortgage broker who helped me navigate the process and find the best rates.
