However, the local credit union is estimating $4.6k in closing costs, also at a rate of 7.6%. These estimates were based on their website calculator before applying.
Am I making a mistake?

Don’t do it! The only other lender with worse customer service is USAA. And it’s a close race.

I agree with this. Our mortgage company, Cross Country Mortgage, is awful. Customer service is atrocious. Accessing your member portal has also proven to be a major hassle. They always seem to be switching things around or moving to different servers. I wish we had chosen a different business. Excellent initial encounter.

Keep escrows and closing expenses apart. The. Examine the available points and lender fees. Escrow is determined by federal regulation, and third party fees will essentially be the same. Lender costs typically range from $1000 to $1500, plus any points.
