Seller Damaged the House on Closing Date – Seeking Advice

Hello everyone…

I’m in a difficult situation with a recent home purchase and could use some advice. On the closing date of the property I was buying, which was a very stressful day, I was in the process of wiring the money (80% funded). My realtor informed me of an issue that arose while the seller was removing their washer and dryer from the second floor.

It turns out that there was a problem with the washer hose, which caused a water leak. The seller didn’t seem to notice the issue, and as a result, water soaked into part of a bedroom with carpet flooring and also into the ceiling of the first floor, causing paint to peel off in that area.

I’m concerned about the damage and what steps I should take next. What are my options for addressing this situation? Can I hold the seller responsible for the repairs, and how should I go about making sure this issue is resolved properly?

Hi people,
take prompt, decisive action to safeguard your interests. Your chances of a successful conclusion increase with the promptness with which you address the matter.

When I faced a similar issue during the closing of my home purchase, I found the best approach was to document the damage thoroughly with photos and a detailed description. I contacted my realtor and asked for their assistance in addressing the problem with the seller. It’s crucial to review your purchase agreement to understand your rights and any contingencies related to property condition. In my case, I was able to negotiate with the seller or their agent for compensation or repairs before finalizing the deal. If needed, consulting a real estate attorney can provide additional guidance on holding the seller accountable and ensuring the issue is resolved properly.
