I’m currently selling my first house and buying another at the same time. I’m curious if anyone here has sold a house after declining to make repairs or concessions requested by the buyer after an inspection. Conversely, has anyone walked away after a seller refused repairs or concessions?
Yep. I flat out refused any repair under $300 that wasn’t required to pass occupancy inspection.
I’ve sold several homes with no concessions or repairs made.
Yep, both scenarios happen often…
I bought in 2015, and while I asked for a lot of repairs, the sellers ended up doing more than I expected. I think reasonable people can negotiate without making every little issue a dealbreaker.
What issues did you/your buyer ask to have fixed? How competitive is the market? I walked away because a seller refused repairs on a flip with underlying issues. We happily canceled the contract.
This was a hot topic during the Covid buying boom. Sellers were hesitant to go back on the market after inspection requests. Now, buyers are more encouraged to ask for repairs.
I’m closing on my house next week with no concessions. I disclosed known issues, and the buyers made repairs at their expense because they wanted the house.
So is everybody just declining repairs? It sounds like a trend.
I’ve sold many homes with a clear statement that I would make ZERO repairs. No problems at all.
Done both as a buyer and seller. It really comes down to the deal and market conditions.
