My house went on the market Thursday. I’ve had about 4 showings and I did open house Fri, sat, sun. I think Friday and Saturday about 3-4 groups showed up but today I had about 7 groups. I got a cash offer it’s 40k under asking price and they want me out in 2 weeks. There is another group interested they are now aware I got an offer and are coming to look at the house again and then see if they submit an offer. What would you do here? Wait and see what happens until they look at it? The cash offer I got today I also think I’ll counter if the other people don’t come back with anything

Have your agent call the party that wants to see the house again and apply some pressure to get them to write an offer. Tell them you are sitting on an offer and want to see what they come in at.
Also, you need more data to help you make sound choices here. What is the average days on market for your price range and neighborhood? What was the feedback given from the open houses and showings and what is the application rate in the area.
If 4 days is long for your market then consider selling to the investor. I highly doubt that’s long so I suggest you counter with a number you absolutely are ok with and don’t budge that line no matter what. If you get it, then good, if not then no sweat off your back.

Is the cash offer legit? Do they have an agent? Proof of funds? Do you have an agent?
Lots of things need to be considered and I would wait to see if other offers come in.

They have an agent yes and they showed me proof but it was like 120k under.

Having proof of funds means that they have the cash to cover what the contract price would be.

Cash offers are nice, but 40k under asking is steep. Let the other interested party look again. If they submit an offer, you can leverage that against the cash offer. Counter the cash offer if no other offers come in. Two weeks to move out is tight, so factor that into your decision.

Yes that’s the plan hopefully I get something tomorrow. Yes I’m moving internationally also so two weeks is tight tbh I could do it for sure if I was offered more money bht not 40k. I need more time to be out especially moving to another country
