Selling Home in Beaufort, SC... any tips for a quick sale?

Hey everyone, I’m looking for advice on what I could possibly do to make my house have a better chance at selling quicker. A bit of background, I bought my house in April 2024 but have to sell due to needing to relocate with the federal employees having to return to office mandate. This isn’t due to financial hardship; I can afford my home. It’s a 3Bed/2Bath, everything is practically brand new besides the privacy fence which I just had repaired. It’s listed around $430k on Lady’s Island, which is right about at its appraisal and I’m leaving all appliances. I don’t want to rent and I’m VA. I know this is generic, but don’t want to post too much for my own privacy :sweat_smile:.

Declutter, depersonalize and clean. And you cannot post an ‘ad’ here.

I’m a neat freak and keep my house spotless, so that’s good to know. I’ve taken extremely good care of this house. Even regular ‘wear and tear’ I have tried to fix so there’s nothing. Thank you for your comment! 🫶🏼

Privacy? Your OPSEC’s terrible; I found your listing, your name’s visible in it & I can see you’ve been stationed in Japan. Edit the city, state & price out, b/c there are weirdos on the internet. But I have house suggestions! Clear the yard entirely - leave nothing but the grass. Even brown grass looks better than piles of leaves & pine needles up against the house. Don’t just declutter - empty the closets, take everything off every horizontal surface when you have a showing. You’ve cleaned for company & that’s still too personal; it’s harder for folks to picture themselves & their stuff there. Leave nothing in the bathrooms but a mirror on the wall & a towel on the bar. Put a tote at the end of every counter & sweep them clear, toss the totes in your car while buyers are viewing. Take down that whiteboard, too. The virtual staging was confusing for a second; they changed the pattern of the kitchen counters to look more like marble & if I was a buyer I wouldn’t be impressed by them faking that. (Love that green credenza, btw, did you paint it or was it that color when you got it? I may steal that shade for bedroom furniture I’m refreshing this year.) The bed should be made with a perfectly smooth top sheet or duvet; since ironing one is out of the question, either use a very busy patterned sheet or make the sheet so taut you can bounce a quarter off it. The listing shows you have dogs. This will keep some folks from even viewing it & your agent should have had you put away every toy & either remove that run or they could have virtually staged a bunch of bushes over it or something. Good luck! RTO is useless.

Speak to several realtors and get their feedback on what you need to do for best photos and presentation and realistic comps so that it is priced correctly.

Are you prepared to also lose money?

If I have to, but I’m hoping I won’t have to. I’ve been paying more on my mortgage than needed AND have made improvements to the home. Again, I can survive if I have to lose a bit. Thank you for your comment! 🫶🏼

Price it right.

I listed it three days ago and have had three showings this weekend. All said the price was fine for my home, but wanted to look at a few other houses on Monday.
