I’m in the process of purchasing my first home, an older one built in 1969. What sold me was the seller’s meticulous record keeping—there’s a binder full of service documents, chimney inspections, new windows, roof replacements, and manuals for appliances over the last 20 years. The inspection showed normal wear and tear, but some have warned that good records don’t guarantee there aren’t hidden issues. The house has both copper and aluminum wiring, and I’m waiting for an electrician to check it out. Am I being naive to think it’s overall okay? Could they keep such good records and still have major hidden issues?
This is far beyond average maintenance. Congratulations on finding a gem! There’s no reason to believe they are hiding anything.
I bought an old home too, and while it had great records, I still got multiple inspections done. It’s wise to be thorough.
Older homes often have quality materials and character. If they have good bones, they’re worth maintaining and updating.
Copper and aluminum wiring can be a concern. Make sure to have the electrical system thoroughly inspected.
It’s generally not advised to mix copper and aluminum wiring. Check your local building codes regarding that.
Meticulous homeowners are a blessing. If they were diligent with maintenance, you likely have a solid home.
