Thoughts on easement request for water line behind my house?

I just found out that the empty lot behind our house was purchased, and now the owner of the development company is asking for an easement to build a water line through our property. I have a lot of concerns about this—like potential damage to my yard and fence, loss of property value, and maintenance issues. I told him I’d think about it, but now he’s messaging me for an answer. I’m not sure what to do. Is compensation normal in these situations? Any advice on who to contact for more information would be greatly appreciated!

It’s definitely worth getting legal advice before making any decisions. You don’t want to get stuck with future problems.

Agreed! A lawyer can help you understand your rights and whether you can say no.

Compensation is pretty common for easements. You should ask for something in return, especially if they’re disrupting your property.

What kind of compensation should I expect? Any ideas?

@Drew
It varies, but sometimes it’s a one-time payment or reduced water bills. Definitely negotiate!

Make sure to document everything. Take pictures of your property now, so you have proof if anything gets damaged.

Good point! You’ll want a record of the condition of your property before any work starts.

You should contact your local city planning office too. They can provide info about the legality of the easement.

Great idea! I hadn’t thought about that.

I’d be cautious about agreeing to anything. Easements can have long-term impacts on your property.

Exactly! I want to make sure I’m making the right choice here.
