Tips for final walkthrough on a remote purchase in IL?

Hi guys, I’m in the process of buying a home in IL while living in AZ, and I’m thankful that IL is an attorney state given my unique situation. I’m relying on virtual representation for inspections, and my attorney is signing as a POA since I can’t travel easily. However, the sellers have refused to fix several safety issues discovered during inspections, and now they want to sell ‘as-is’ without lowering the price. I’m concerned about the final walkthrough, especially since I’ve already noticed issues like carpet tripping hazards that were hidden in professional photos. Does anyone have a final walkthrough checklist or other recommendations to make sure everything goes smoothly?

Honestly, if you can, it might be worth flying out to see the house in person. Photos can be deceiving, and you might find more issues when you see it yourself.

Thanks for the suggestion, but I can’t fly right now because of my situation. That’s why I’m using POAs.

I get that flying isn’t an option for everyone. Just make sure your agent does a thorough job during the walkthrough. They should check everything, especially since you’re not there.

Absolutely, I’m relying on them to be my eyes and ears. I just want to ensure they cover all bases.

Keep in mind that the final walkthrough is primarily to ensure the property hasn’t changed since the last inspection. If repairs were promised, check if they were done.

I’m worried about potential damage during their move-out, especially with their stuff everywhere. I want to be prepared for that.

Definitely take pictures during the walkthrough. It’s important to have a record in case any new issues pop up.

Also, be aware of any cosmetic issues that may arise. If you’ve already done inspections, focus on verifying that the condition hasn’t changed.

That’s what I’m planning to do. Just want to be sure I’m not missing anything critical.

You could also consider having a family member or trusted friend do the walkthrough if you can’t be there. They can help ensure everything looks good.

I was thinking of doing that too. A family member could help me out and make sure everything is in order.

Just remember, final walkthroughs are for confirming the condition of the home hasn’t drastically changed. It’s not just about repairs; it’s also about ensuring nothing was damaged during the move.

Exactly! I want to ensure they didn’t cause any damage with their stuff. I’ll be on high alert for that.
