I’m thinking about renting out my house and could use some guidance. What steps should I take to get started, and any tips for finding good tenants? Also, what should I be aware of in terms of legal stuff and maintenance?

Set aside 10% of the rental income for upkeep. The amount of crap that individuals can break that will cost more than the security deposit plus typical wear and tear will astound you.
In any case, do you feel nostalgic about the house? Just get ready because people are going to ruin your house. Ignorance and disrespect are beyond the reach of tenant screening.
