What are the things I should absolutely do before listing my home for sale?

My wife and I want to sell our house on the edge of a historic neighborhood in San Antonio and move to NC to be closer to family. Our home has seen a pretty large increase since COVID, but other homes for sale have been sitting for a while. It’s in a fairly trendy neighborhood downtown with higher home prices than your average home in this city. It’s an older renovated home, 1800 sq/ft, current Zestimate and property tax valuation is about $500k. I’m worried that it won’t sell and that it could take a while. I’d rather try to rent it out than sell it for less than it’s worth. I’ve asked a few people about things we can do to help it sell better and I’m getting mixed opinions. Here’s my list so far:

  • Repair roof leak in nursery
  • Patch drywall in areas where settling has caused cracks
  • Realign all doors so they can shut completely (pier and beam foundation makes it so we have to do this every couple of years)
  • Recaulk baseboards and touch up baseboard paint
  • Paint laundry, bath, and guest room to match the rest of the house
  • Fix uneven blind
  • Realign cabinets
  • Add mulch, fill flower beds, and seed grass where it’s missing
  • Blow more insulation in attic
  • Restain back deck
  • Declutter house

Here are some things that have been suggested that I’m unsure about:

  • Repaint exterior
  • Cover concrete front patio with decking
  • Repair driveway (city part is cracked, but so are all the driveways on my street)
  • Refinish bathtub
  • Replace grout in primary bath
  • Add more landscaping gravel in backyard

Your list looks solid! Definitely prioritize repairs that could turn off potential buyers, like the roof leak and drywall cracks. Decluttering is a must too!

Consider repainting the exterior if it looks dated, as first impressions matter. It can give your home a fresh look without a huge investment.

Fixing the driveway can be beneficial if it’s a noticeable issue. Buyers might be concerned about it affecting their own driveways.

Adding landscaping can enhance curb appeal. Even simple things like mulch and fresh plants can make a big difference.
