What should I do with my 3k sqft land in Iowa?

Hey folks… I own about 3,000 sq ft of land in Iowa. The previous home burnt down, and I’ve cleared the lot. Now I’m not sure what my options are for investing or financing to build or rent. Any feedback would be greatly appreciated

You might want to check if 3,000 sqft is big enough to build on these days. It used to be okay for narrow homes, but rules change. Definitely check with your town.

Whatever you do, make sure that septic system is usable. 3k sqft is small for it, and there might be laws about old systems.

You could put a cement pad and rent the lot to someone with a doublewide. That could be an easy income source.

Check on permits first. Talk to the health board for septic and a building inspector for any new construction.

If you think about selling, consider applying for permits first and selling with them attached. Adds value!

You could build something and sell it later. A construction loan might be a way to go if you build what you want.

I wouldn’t count on the septic being usable. If you build, it might need to be updated to current code.

What about putting a tiny home or a cool storage container home on it? Those are super popular now!

You could sell to a neighbor or keep the land clean and make it look nice. Sometimes just looking good brings in offers.
