Why is property in Calabasas, Ca so Cheap?

Hi there, The low cost of real estate in Calabasas appears somewhat peculiar. Naturally, I use that word in a relative sense. Although I am aware that many celebrities reside there, it is far less expensive than my current Los Angeles home. Unable to comprehend why.

Single-family homes are going for, at the lowest end, $800k and, at the median, 1.15 million. That isn’t very inexpensive. The commutes from other suburbs are comparable. There are considerably less expensive neighborhoods around Norwalk, Lancaster, Pomona, Downtown, etc. However, those are more populated cities.

The lowest priced single-family homes I’m seeing go for $800k, while the median is $1.15 million. That’s not exactly inexpensive. Similar commutes can be found in other suburbs. Much less expensive neighborhoods can be found nearer to downtown, Norwalk, Lancaster, Pomona, etc. But those are more metropolitan regions.

What are your priorities in terms of commute time vs. neighborhood feel?
