Zillow Home Loans: How was your experience as an agent

I know “Z” company often gets mixed reactions, but as a premier agent for several years, I can confidently say they have been a fantastic lead generator for my business. I wouldn’t be where I am today without their support.

I recently received my first lead from ZHL, and I am curious about your experiences with them.

Were there any red flags?

How was the communication?

Did you manage to close on time?

Right now, one of my clients is using Zillow home loans. Being an attorney at Zillow, he chooses them with some bias. Even though we still have not finished our inspection contingency, ZHL has already scheduled the appraisal and granted preliminary approval because as of Monday, we were in escrow.

The ZHL representative and I had collaborated on a unique investment property at Union Bank, so I knew he was capable because I had worked with him before. We did not press for the accelerated closing date, even though he had stated they might close in three weeks.

My friend, who is self-employed, hadn’t paid taxes for several years due to an accountant’s error. He was pre-qualified for a $400k loan by a ZHL representative. When I asked the representative to double-check, he confirmed that after running it through underwriting, they couldn’t secure the financing. This experience gave me a negative impression of the program.

ZHL generally reaches out promptly and follows up regularly. They fully vet buyers before sending a lender letter. However, experiences can vary depending on the representative. If you find someone you like, you can request them specifically. I still prefer my lenders due to our close relationship and their local availability. But ZHL is a solid option if required for metrics or if your buyer wants to explore other options.
