Advice on Adding a Manufactured Home on My Property

My partner and I, both in our early 20s, bought a small house in Texas in 2021. We have a large fenced yard that isn’t being used, and I’m considering adding a manufactured home to rent out. I’d like to know how to start this process and what legalities or regulations I need to be aware of, especially regarding zoning laws. Any pointers or recommendations?
