Buying adjacent vacant lot

My wife and I are looking to buy vacant land from a neighbor. I reached out to the land owner and got the ball rolling. She doesn’t use it. She inherited it and just pays property taxes and mows the grass. It would be an off-market sale, and I’m trying to figure out what fees I can expect. Would it just be attorney fees and a title search? Anything else to consider during the buying process?
