Can DR Horton be trusted? - Reviews

Has anyone dealt with DR Horton before, and what was it like? I’m under contract for a new house, but I’ve heard mixed reviews. I know they focus more on quantity than quality, but I can’t afford a better builder. Should I back out and keep renting for a few more years, or stick with the contract?

I moved into a new DR Horton build in March. While most things are okay, they cut corners to save money at the owner’s expense. For example, the HVAC vents are poorly located to save just a few dollars on flex duct, resulting in uneven temperatures throughout the house. The trim work and carpet are as cheap as they come.

The finishes in the home are subpar. The paint, drywall, concrete flooring, and trim look like they were done by amateurs. My kitchen island top was 5/8” out of level over less than 4 feet.

Although there is a warranty, the repairs often look worse than before. It seems their strategy is to discourage you from filing warranty claims.

Don’t assume everything is fine just because it passed inspection. My HVAC technician found several issues with their installation that could have caused problems.

In short, invest in inspections during the build and don’t close until everything is fixed, even if they push you. They are much more motivated to address issues before the deal is finalized.

DR Horton’s experiences can vary, but you should consider the following factors:

  2. Are you able to pay for any necessary future repairs? Consider the quality issues in addition to the potential good pricing point that DR Horton may give.

Online reviews for every spec home builder will be horrendous. Reviews are only written by people who have had a negative experience.

I disagree that most of them are positive experiences.

Having said that, DR Horton often constructs relatively basic homes with subpar carpeting, flooring, toilets, and fixtures. However, this is the reason they typically charge less than the other local builder.
