Detitled Mobile Home Selling Issues

I’m in the process of selling a detitled mobile home with land to an investor and was supposed to close a week ago, but they say they can’t buy until they get the VIN/title to check for liens. Is this a common problem? It feels somewhat ridiculous since it has no title as it’s considered real property. Apparently, the serial number isn’t good enough.

Once a mobile home is detitled, it becomes part of the land as real property and no longer has a separate title. However, the VIN or serial number is still used to check for prior liens. A thorough title search should suffice, but it’s a good idea to leave no stone unturned.

What’s the difference between VIN and serial number? They said they might have to reapply or order a title, which can take weeks. I gave them 2 metal tags and the serial number on the breaker box.

The serial number is part of the VIN number. I’ve had some drama over the VIN, but it’s essential for the process.

So you think they’re going to have to order a title?

I don’t think they should retitle it. This is now real property.
