Hi there, my wife and I bought a house jointly a few years ago. My wife had no credit at the time we were going through the purchase process, so we did everything in my name to acquire a loan. We want her name to appear on the deed now that we have lived here for a while. What actions are necessary to bring this about? Georgia is the US state where we currently reside. I will post it somewhere else if this isn’t the appropriate subreddit for this kind of question.

Here are the steps you can follow:
- Review your loan documents: Start by reviewing your mortgage documents or contacting your lender. Ensure that adding your wife’s name will not violate any loan terms or agreements.
- Prepare the new deed: Obtain a blank quitclaim deed form from an office supply store, attorney, or title company. A quitclaim deed allows you to transfer ownership interest without making any warranties about the property title. Fill out the form with both your names and specify the ownership type (e.g., joint tenants or tenants in common).
- Record the deed: Take the completed deed to your county recorder’s office. Have it notarized and recorded. This step officially adds your wife’s name to the property deed.

Avoid contacting your lender as they are not involved in this matter. Reach out to a real estate attorney. You will require a new deed to transfer your ownership to both you and your wife.
