How to price right when competing home is priced the same?

I decided to sell my home and listed it for 3 days, getting 6 showings so far. Some feedback suggested it’s priced high. Before listing, I had my doubts, but my agent convinced me of the price. I reduced it by $15k, but still no offers. Another house listed for the same price just before mine complicates things. I need to sell quickly due to personal reasons. Should I reduce the price again?

If you want to sell quickly, make it attractive. Lower the price or offer incentives to buyers.

If I reduce another $20k, I’d match an offer from Opendoor. I’m hoping the other house goes under contract first to help my sale.

Consider offering $10k in buyer-paid closing costs instead of lowering the price.

If you need to sell quickly, price it lower. It’s a slow market, and pricing it attractively can generate multiple offers.

Is there a strong reason you need to sell fast? A $15k drop in 3 days might raise eyebrows.

You might not necessarily need to price it low. Talk to your agent about the market’s pace and consider reducing the price gradually until it sells.
