Selling house with Notice of Default recorded

What effect does a Notice of Default have on trying to sell your house? Due to a pending divorce, a Notice of Default was recorded on my house. I finally convinced my spouse to list it for sale. After getting a loan modification, payments are being made during this period. I reluctantly agreed to a part-time agent who lives nearby. The house has been on the market for over 150 days, but my spouse refuses to lower the price, and the agent has been resistant to it as well. I’ve received feedback on other strategies to sell the house. I plan to go to court to force a price reduction and possibly get a new agent. The house is listed lower than similar homes in the upscale neighborhood with ocean views. A similar model sold for $250k more just after we listed ours. What should the agent be doing besides holding open houses?

Cancel the listing with the part-time agent. You need someone who knows what they’re doing. The NOD isn’t a big deal, but having an ineffective agent is.
