What happens if an inspector finds unpermited work

Lately, I’ve had to tackle the issue of unpermitted work, and it’s made me more cautious about my future home purchases. I’m wondering if home inspectors typically scrutinize unpermitted work during their evaluations. Alternatively, is there a specialized professional I can hire to specifically check for such issues?

The unpermitted work I’m currently addressing was only discovered by chance, not because the inspector caught it. I reside in Florida, particularly Hillsborough County. Any advice or recommendations would be greatly appreciated.

Generally, home inspectors do look for signs of unpermitted work during their evaluations. They are trained to spot unauthorized construction and other potential red flags that could affect your decision to purchase a property. The inspector may not bother to require a permit if he sees the work was done properly. Let him/her bring up the matter. It certainly is possible. If they found unpermitted work, they could require you to remove it and get it permitted before reinstalling it, all at your expense.

Usually you’ll only have issues when you try to sell the property and the buyers flag it during the inspection. Tempe isn’t as strict as say a Los Angeles when it comes to permitting
